Real Estate Plumber in Windsor

200+ five-star Google reviews

Windsor is a renting suburb. At the last census it held 3,255 dwellings, and growth of about nine per cent over the five years to the count kept adding more. A real estate plumber Windsor owners and managers can call keeps those places in shape, alongside the wider work we do across Windsor.

Our rental work falls into three groups:

  1. Repairs

in tenanted houses, townhouses and flats, from a dripping spout to a burst supply line

  2. Water efficiency checks

that read every fixture against the rental limits

  3. Between-tenant upgrades

, including tap replacement and toilet installation

Every job is done by a licensed plumber, and you get a fixed quote before any work starts.

Which Plumbing Faults Cannot Wait in a Rental

Queensland tenancy law splits rental repairs into emergency ones and routine ones, and whatever the Act leaves off the emergency list counts as routine by default. The emergencies that touch plumbing and gas are:

  • gas escaping anywhere on the property
  • a gas or water supply that fails or breaks down
  • a toilet that blocks or breaks
  • a water service that bursts or leaks badly
  • flooding or serious flood damage
  • a failed cooking, heating or hot water appliance

Faults that make the place unsafe or breach the minimum housing standards join that list too.

Routine repairs run on a simpler clock. The tenant reports the problem, and the Act requires the fix within a reasonable time after that. Every tenancy agreement names a nominated repairer with a phone number and says who the first contact is: the manager, the owner, or that repairer.

A verbal report is enough, with a quick text afterwards as good practice. If that contact cannot be reached within a reasonable timeframe, either side may engage a suitably qualified person, capped at 4 weeks' rent.

When a Tenant Need Not Pay a Water Bill

An owner or manager can only pass the full water account to a tenant when four conditions all hold:

  • the property has its own meter, or its water arrives by vehicle
  • the property meets the water efficiency limits
  • the agreement says the tenant pays for water
  • the tenant gets a copy of the bill within 4 weeks of the owner or manager receiving it

Miss that deadline and the tenant owes nothing on that bill. A tenant handed the bill in time then has 4 weeks to pay it.

Two charges can be passed on once the conditions are met: the State bulk water charge and the water usage charges. The sewerage usage charge and the fixed access charges stay with the owner or manager, always.

A rental that fails the efficiency test works differently. The owner or manager pays for a reasonable amount of water, and the tenant may be asked to cover only the excess. The Act leaves "reasonable amount" undefined, so the parties write the figure into the agreement as a special term.

Tap, Shower and Toilet Limits for Rentals

The test comes down to numbers. A Queensland rental counts as water efficient when its internal cold water taps, single mixers and showerheads each run at no more than 9 litres per minute.

Toilets face their own set of figures. A dual-flush pan qualifies with a full flush of 6.5 litres or less and a half flush of 3.5 litres or less. The average flush volume, worked out from one full and four half flushes, sits at 4 litres or less.

Which taps count matters as much as the figures:

  1. Counted

cold taps over hand basins, kitchen sinks and laundry troughs, single mixers included

  2. Exempt

bath taps, garden taps outside, and taps feeding washing machines, dishwashers and other appliances

The Residential Tenancies Authority (RTA) also suggests a Water Efficiency Labelling and Standards (WELS) rating of 3 stars or higher on fixtures made from 2005 onwards. That is guidance, not a legal limit.

Checking Taps, Showerheads and Toilets Against the Limits

A water efficiency check is a plain comparison. We read each indoor cold tap, single mixer, showerhead and toilet against the rental limits and note anything that falls short. Each fixture carries a WELS label showing its star rating and its water use, which makes most of the check quick.

What the check does not produce is paperwork. No certificate, report or sign-off comes out of it, because none is part of the deal. What you get instead is a list of what passes and what fails, plus a quote for the fixes.

Fixing what fails is licensed work. Swapping a tap or a toilet is regulated work, so a licensed plumber does it, while a shower head swap is unregulated work anyone may do, provided the new head still meets the standards. The call on upgrades sits with the owner or manager, never the tenant.

Plumbing in a Suburb of Renters and Flats

Census counts put 1,479 dwellings here as flats or apartments and another 162 as townhouses or semis, stacked along the main roads and around the old shire chambers at Lutwyche and Albion roads. That mix shapes rental plumbing work in two ways.

First, stacked homes multiply the damage a small fault can do. A failed hose at a basin upstairs becomes the ceiling problem in the flat below, so suspected leaks get traced early rather than watched.

Second, access runs through the tenant. The tenant holds the keys day to day, so the time and the way in are settled with the tenant through the owner or manager before we attend. Gas work on tenanted property adds one more layer: where the job is notifiable, the paperwork and the compliance certificate follow the same rules as any other property.

How a Rental Plumbing Visit Runs

  1. 1

    Call or message us

Ring (07) 3523 7121 or use the form and describe what's going on in Windsor. A few details up front mean the right gear comes on the first trip.

  2. 2

We attend with access already settled

The visit is booked at a time the tenant has agreed to through the owner or manager. We arrive with the fault details, find the problem, and read any fixtures against the rental limits if a water efficiency question is part of the job.

  3. 3

    Fixed quote, then the work

We give you a fixed quote before any work starts. It's flat-rate pricing with no hidden fees, and we only start once you approve it.

  4. 4

    Settle up your way

Card and EFTPOS payment on site when the job's finished, or Fix now, pay later if that suits you better.

Rental Plumbing Questions From Windsor

Call (07) 3523 7121

Who arranges plumbing repairs in a Windsor rental?

The owner or the property manager arranges them. Queensland tenancy law makes them responsible for upkeep across the whole tenancy, and the tenant reports damage as soon as possible. A routine repair then gets done within a reasonable time.

Which plumbing faults count as emergency repairs in Queensland?

The Act's emergency list covers gas escaping, a burst or badly leaking water service, a blocked or broken toilet, a failed gas or water supply, flooding, and a dead cooking, heating or hot water appliance. Everything else is routine.

What is the water flow limit for a rental in Windsor?

Internal cold water taps, single mixers and showerheads each need to run at 9 litres per minute or less. Bath, garden and appliance taps are exempt. The limit only matters when an owner wants to pass the full water account to a tenant.

When must a Windsor owner give a tenant the water bill?

Within 4 weeks of the bill arriving from the supplier. A late bill is one the tenant can refuse to pay, and a tenant who receives it on time then has 4 weeks to settle it.

Who receives the Form 4 for plumbing work on a rental?

For notifiable work, the licensee lodges the Form 4 with the QBCC inside 10 business days, and the copy goes to whoever engaged us, usually the owner or the agent. Minor jobs like mending a broken pipe need nothing lodged.
